The Florida Milestone Inspection Report inspects the condition of load-bearing walls and the primary structural members and primary structural systems as specified in the Florida Statutes 553.899. These primary structural system is a collection of the primary structural members such as columns, beams, trusses, girders and spandrels in habitable and non-habitable areas.<\/p>\n

Florida’s New Milestone Inspection Law (HB 913) has recently been passed, effective July 1, 2025, with essential updates that are necessary to keep in mind when filling out the Florida Milestone Inspection Report.<\/p>\n

Specified the “habitable” three stories for the eligibility of the inspection<\/h3>\n

Previously, under Senate Bill (SB) 4-D, milestone inspection in Florida was for all condominiums with three stories or more in height, apart from the age requirement of the property. However, in the new requirement, it must have 3 stories or levels that are habitable or suitable for human occupancy to be inspected. This updated definition is to avoid over- or under-reporting in response to industry feedback of wasted time and resources.<\/p>\n
